Hanley Construction has been a licensed general contractor in Stockton since 1954. We know where costs hide, where schedules fall apart, what a fair RFI looks like versus one that's fishing for a change order, and what a punch list ought to look like at substantial completion. We bring that experience to the owner's side of the table.
Our scope is straightforward and rooted in our consulting agreement. We monitor the project — competitively, financially, and technically — from bid through closeout, on behalf of the owner.

Hanley Construction has operated as a licensed California general contractor since 1954, with hundreds of completed projects across San Joaquin County and the Central Valley. The GC side of the practice is now selective — available on an on-call basis for existing clients, repeat architects, and projects where it's the right fit.
For new work, we generally recommend that owners engage us as their representative and let us help them select a contractor. That's where we now think we add the most value.

In the mid-1980s, Hanley renovated 396 housing units at Sierra Vista Homes and 436 units at the Housing Authority's Conway Homes — together, 832 dwellings rehabilitated for the working families of Stockton. At today's California construction costs, the same scope would represent well over $150 million in delivered work.
We don't do tract housing. We don't pursue residential subdivisions. But we know what it takes to deliver hundreds of dwelling units at scale — and that experience shows up in how we read schedules, schedules of values, and contractor mobilization plans today.

On every Hanley project, the owner of the firm is either running it personally, or is the project manager over the superintendent on site.
